Sustainable installations for education and innovation

Akademiska Hus is one of Sweden's largest property owners, with a focus on education, research and innovation. Bravida has entered into a nationwide framework agreement with Akademiska Hus which covers properties all over Sweden, from Luleå in the north to Malmö in the south.

Bravida’s assignment includes both installation and service, but the disciplines covered vary across the country. The orders may be for planned jobs or emergency measures, corrective maintenance, care or supervision. Daniel Norling is Service Manager for Bravida in Gävle and is responsible for contact with Akademiska Hus when it comes to electrical jobs.

“We work primarily with the University of Gävle, which is housed in the old I14 barracks. There are a large number of properties in the area, so there are lots of different rooms and halls to learn your way around.” 

Significant energy savings
The first assignment for Bravida was to replace old fluorescent luminaires in several halls with modern, energy-efficient LED fittings. 

“It’s a large assignment that we’re still working on, because the teaching is going on at the same time, so we need to have good contact both with Akademiska Hus and with the university to coordinate the work with their activities,” says Daniel. 

Bravida’s electrical department has at least one person on site every day to take care of the jobs ordered by the technical manager and the operations engineer, and for larger assignments, several people are involved.

Collaboration between different Bravida departments
A constant feature of all of the work with Akademiska Hus is the collaboration between different parts of Bravida. The framework agreement involves eleven different Bravida departments around the country, with some skills located in areas away from where the property is situated. 

“The fact that eleven of our departments, spread across the country, are now delivering to Akademiska Hus demonstrates the strength of our model – the central capacity of a large company combined with the local strength of our departments. It is proof of our competence and ability to collaborate across regional borders to deliver the same high quality regardless of where in the country the assignment is carried out,” says Pontus Magnusson, Bid Manager for national customers at Bravida.

Catering for critical activities
Bravida in Norrköping is responsible for HVAC installations and services for Akademiska Hus on Campus Norrköping and Campus Valla in Linköping.

“There are just under 40 properties in total, including university buildings with teaching rooms, properties housing ongoing research activities, server halls and other operations that are linked to the campus in some way,” says Joacim Johansson, Project Manager for HVAC at Bravida

The work includes large planned jobs, servicing of existing facilities and prompt assistance when needed. All types of work that Bravida takes on require careful planning and cooperation with Akademiska Hus. 

“The goal is to carry out the work with the least possible impact on the day-to-day activities of both students and staff on campus. Careful planning and scheduling of cooling or water shutdowns, for example, is crucial, as even brief stoppages can have major consequences, such as impacting research projects or putting important data at risk if the cooling system is not working,” says Joacim. 

Brief outages are important
One task currently underway is to rebuild parts of the cooling systems on Campus Linköping, replacing the meters for incoming cooling to comply with guidelines from the energy company Tekniska Verken, which is a supplier to the campus. Here it is of the utmost importance to keep any interruptions as short as possible. 

“We’ve started with the simpler changes to get good procedures in place and keep the stoppages short. We will make the more complex changes this winter, when it is colder outside and the systems are less sensitive,” says Joacim. 

Another planned project that Bravida will be involved in is the renovation of an office building on the campus in Linköping. Akademiska Hus wanted the material to be reused as far as possible.

“For example, they may want to reuse the porcelain in the WCs, such as basins and toilets. During a pipe replacement, it is typically most common to throw everything away and fit new porcelain, but if it is to be reused, we need to take this into account in the whole project,” says Joacim.

Akademiska Hus is a challenging but enjoyable partner, says Joacim.
